If this is your first time hearing about a cool roof, the basic idea is surprisingly simple. A dark roofing surface sitting in direct Colorado sunlight absorbs a large amount of solar energy. That energy raises the temperature of the roofing material, and some of that heat works its way into the building below.
A reflective roof surface handles sunlight differently. Instead of absorbing as much of the incoming solar energy, the roof reflects more of it away. A properly selected cool roofing material can also release absorbed heat efficiently. In roofing terminology, those two properties are called solar reflectance and thermal emittance.
That does not mean every white bucket of coating is automatically a good roofing system. It also does not mean coating can rescue a roof that has wet insulation, rotten decking, failed seams, severe membrane deterioration, or structural problems. Cool roof coating works best when we start with a roof that is worth preserving.
Why a Reflective Roof Can Stay Cooler
Walk across a dark roof on a sunny summer afternoon and you understand the problem quickly. Roofing materials are exposed to sunlight for hours at a time. Dark surfaces generally absorb more solar energy, while highly reflective surfaces send more of that energy back away from the building.
The U.S. Department of Energy has reported that cool roofs can stay up to approximately 60 degrees Fahrenheit cooler than traditional black roofs during summer conditions. That is the reason the temperature comparison on our Cool Roof Coatings graphic is useful: it illustrates the potential difference between a heat-absorbing surface and a highly reflective one.
Those numbers are not a promise that every Denver roof will be exactly 60 degrees cooler. Roof temperature changes with outside temperature, cloud cover, roof orientation, wind, insulation, coating condition, roof material, color, time of day, and the specific product installed.
Traditional dark roofing can reach very high surface temperatures under strong summer sun.
Highly reflective cool roofing can remain substantially cooler under comparable peak summer conditions.
Denver deserves special consideration because we are not dealing only with heat. Our roofs also face strong ultraviolet exposure, hail, snow, freeze-thaw cycles, wind, and large temperature swings. A coating recommendation has to account for the entire roofing system rather than concentrating on one summer afternoon.
Solar Reflectance and Thermal Emittance Explained
Solar Reflectance
Solar reflectance describes how much incoming solar energy a roof sends back rather than absorbs. Higher reflectance generally means less solar heat is being absorbed by the roof surface.
Thermal Emittance
Thermal emittance describes how effectively a roofing surface releases heat it has absorbed. A good cool-roof system is not only about reflecting sunlight; releasing absorbed heat matters too.
Heat Transfer
When the roof surface stays cooler, there is less heat available to move through the roofing assembly toward the building interior. Insulation, air sealing, roof construction, and HVAC performance still affect the final result.
This is why we do not sell cool roof coating as some kind of magic air-conditioning replacement. It is one part of the building envelope. A reflective roof can reduce solar heat gain at the top of the building, but insulation, ventilation where applicable, windows, walls, HVAC equipment, and the way the building is used all affect indoor comfort and energy consumption.
For many commercial buildings, garages, additions, low-slope residential sections, workshops, and similar structures, reducing roof-surface temperature can still be valuable. The hotter and more sun-exposed the roof is, the more important it becomes to look at how much solar energy that surface is absorbing.
Which Roofs Are Good Candidates for Cool Roof Coating?
The first question should never be, "What color coating do you want?" The first question is, "Is this roof worth coating?"
That distinction matters. Roof coating is a restoration and protection option for qualifying roofs. It is not a substitute for replacing deteriorated decking, saturated insulation, badly failed membranes, or roofing systems that have reached the point where restoration no longer makes financial sense.
Flat and Low-Slope Roofs
Commercial buildings, warehouses, offices, shops, garages, additions, and some homes commonly have flat or low-slope roofing where reflective coatings can be considered.
Weathered but Serviceable Roofs
An aging roof may still have enough structural and membrane integrity to justify restoration. Inspection determines whether repair and coating are reasonable.
Sun-Exposed Roofs
Buildings with substantial direct solar exposure may benefit from reducing the amount of heat absorbed at the roofing surface.
Roofs We Do Not Simply Coat Over
If the roof has soft decking, trapped moisture, saturated insulation, widespread membrane failure, severe adhesion problems, major drainage defects, structural movement, or extensive deterioration, putting a reflective coating over the surface can hide the problem rather than solve it.
That is bad roofing. A fresh white surface can look impressive from the ground while serious damage continues underneath.

Acrylic, Elastomeric and Reflective Roof Coatings
Homeowners and building owners sometimes use the words acrylic, elastomeric, white coating, reflective coating, and cool roof as though they all mean exactly the same thing. They do not.
"Cool roof" describes performance characteristics. The roof is designed to reflect more solar energy and reduce heat absorption compared with a conventional hot roof surface. The actual coating chemistry and roofing system underneath it can vary.
Acrylic Coatings
Acrylic coatings are commonly water-based and can provide strong reflectivity on compatible roofing surfaces. Product selection depends on drainage, substrate, weather exposure, and manufacturer requirements.
Elastomeric Coatings
Elastomeric means the material can stretch and recover as the roof moves. That flexibility can be useful because roofing materials expand and contract as temperatures change.
Reflective Coatings
Reflective coatings are selected in part for their ability to reduce solar heat absorption. White coatings are common because of their high reflectivity, although modern cool-roof technology is not limited exclusively to white surfaces.
The correct product depends on what is already on the building. Coating compatibility matters. Surface preparation matters. Existing moisture matters. Drainage matters. Application thickness matters. Weather during installation matters.
That is why buying a bucket and rolling something white over an old roof is not the same thing as installing a roof coating system.
Cool Roof Coating Is Not Roof Paint
This is one of the biggest misunderstandings we run into. A professional roof coating system is not simply exterior paint applied to make the roof look cleaner.
The coating becomes part of the weather-exposed roofing assembly. That means the existing surface has to accept the material and the details underneath have to be handled correctly.
A roof can leak around an HVAC curb, plumbing penetration, drain, scupper, wall transition, edge flashing, seam, pitch pocket, or previous repair. Painting the field of the roof white does nothing useful if water is entering through a failed detail that was never repaired.
The Preparation Is as Important as the Coating
A successful coating project starts before the coating bucket is opened. Dirt, loose material, failed patches, incompatible repairs, open seams, and other contamination can interfere with adhesion. Areas requiring repair have to be corrected first.
Think of it like painting a house with rotten siding. Expensive paint cannot restore rotten wood underneath. Roofing works the same way. The surface protection is only as dependable as the roofing system supporting it.
How We Approach a Cool Roof Coating Project

Apply the Coating System
The selected material is applied according to appropriate coverage, thickness, weather, cure, and manufacturer requirements.
Final Roof Review
The completed roof is reviewed for coverage and important detail areas before the project is considered complete.
Maintenance Guidance
A coated roof still needs inspection and maintenance. Drains need to remain open, damage should be repaired, and the surface should be monitored over time.
Can a Cool Roof Coating Lower Cooling Costs?
It can reduce cooling demand in the right building, but this is an area where homeowners and contractors need to be careful with promises.
A reflective roof reduces the amount of solar heat absorbed at the roof surface. That can reduce the amount of heat transferred toward the occupied space and can reduce air-conditioning demand. However, the actual energy savings are affected by insulation levels, HVAC efficiency, duct location, roof construction, building height, air leakage, occupancy, climate, and many other factors.
For that reason, Ernie's Roofing does not promise every customer a fixed percentage reduction in an electric bill.
A poorly insulated one-story building with a large dark roof may respond differently than a heavily insulated building where roof heat represents a much smaller percentage of the total cooling load.
Roof Temperature and Room Temperature Are Not the Same Number
This is another important distinction. If a roof surface drops dramatically in temperature, that does not mean the room underneath automatically drops by the same number of degrees.
The roof assembly sits between the exterior surface and the occupied space. Insulation, decking, air space, ceiling materials, ventilation, mechanical equipment, and building design all influence how much exterior roof heat reaches the interior.
The value of a cool roof begins with controlling solar heat at the first place it hits the building: the roof surface.
Why Cool Roofing Makes Sense to Evaluate in Denver
People sometimes think reflective roofing is only useful in places such as Arizona or Florida. Denver is different from those climates, but our elevation and strong summer sun still put considerable solar exposure on roofing materials.
At the same time, Denver has a true four-season climate. We get freezing weather, snow, hail, wind, and rapid temperature changes. That means the decision cannot be based on summer reflectivity alone.
